Vacant property or approaching vacancy? No worries

You will have a dedicated leasing manager to keep you abreast of the status of your property whilst it is vacant. Your leasing manager will undertake home opens, prepare property advertising and viewings and assess tenancy applications received. That same person will communicate to you the status of viewings, pricing, tenancy applications and customer feedback to you on a weekly basis. Your Leasing Manager will also be responsible for conducting regular routine inspections at your property.

You will have a team of property managers on standby, ready to answer any questions you have relating to your property, whether it be maintenance or tenancy related.

Choosing the Right Tenant

When it comes to choosing the right tenant, we want to cover all bases to ensure you are getting the highest quality tenant for your investment property. We screen tenant income very closely. Tenants who spend more than 30% of their disposable income on rent are at a far greater risk of “housing stress” which then leads to financial difficulty and arrears.

Not only will the applicants have to go through our detailed application process with reference checking, they will also be screened through the Tenancy Information Centre of Australia (TICA) to ensure we have a complete understanding of their rental and credit history. Once applicants have been screened and have qualified for your property, we will then present only the best possible tenants to you for your final selection.

About TICA

The Tenancy Information Centre of Australia (TICA) is a database compiled by its members covering every state and territory in Australia.
With over 6,500 member offices nationwide TICA lets its members access databases and default tenancy control systems to seek the latest information on tenancy applicants.

As a member of TICA, we are able to source for you, up-to-date prospective tenant’s previous rental records. In cases where a tenant has chosen not to include the full story on their application, TICA has proven itself to be vital to the selection process.

So we have made the commitment to transfer the funds into your nominated account as soon as funds clear in our trust account. Our rental statements will clearly detail all income, outgoings including any initial tenancy check fee.
